Planners hear 2 F’ville annexation requests

Medical Alley in Fayetteville continues to expand. The most recent evidence came with two proposed annexation and rezoning requests along Ga. Highway 54 West, heard by Planning and Zoning commissioners at the June 12 work session. Both properties are close to Piedmont-Fayette Community Hospital.

Dogwood Forest assisted living center located on 4.87 acres at 1297 Hwy. 54 West has requested the move into the city. The plus for Dogwood Forest would be the ability to connect to the city sewer system. There are currently no plans to change the existing use or to expand the 46,000 square-foot facility, said Planning and Zoning Director Eldridge Gunn.

Dogwood Forest has O-I (Office-Institutional) county zoning and is requesting MO (Medical Office) if annexed.

Although the City's Comprehensive Plan Future Land Use Map designates this site for Agricultural Residential development, there presently is a compatible mix of medical, residential and light retail uses, said Gunn. The retail is not targeted toward a regional market, but rather supports the immediate surrounding uses. The Medical Office zoning district better supports the Dogwood Forest facility and this area in general, he said.

Also requesting the move are the owners of a 3.85-acre site at 1231 Hwy. 54 West, the proposed location of a 40,000 square-foot, three-story medical office building. The building is expected to serve as tenant space for professional practices wanting to locate near the hospital, Gunn said. The property is currently zoned O-I in the county, with owners Group VI requesting a MO designation inside the city.

Both requests were approved by Highway 54/Hospital Area Study. Fayette County Commission said it has no objection to the annexations, Gunn said.

The commission will consider a vote on the measures at the June 26 regular session.
