F’ville’s original shopping center seeks rezoning

It was a rezoning request that may fly. Fayetteville Planning and Zoning Commission May 8 work session heard a proposal to rezone Hudson Plaza from C-2 to C-3. Commissioners also got a look at revised development plans for a 4,200 square-foot Sears Dealer store at 539 Glynn St.

Though Hudson Plaza — the city’s original strip shopping center — is currently zoned C-2, the owner is proposing the 5.8-acre site on Glynn Street be rezoned C-3.

Current businesses at the site include Michaels Craft Store, Radio Shack, Midas Muffler and others. The entire planned center has been zoned C-2 for quite some time, said Senior Planner Linwood Robinson.

He said the fact that the Midas Muffler Shop is an automobile repair facility makes it a legal, but non-conforming use within the complex because it is not permitted in C-2 zoning. However, automobile repair and service facilities are allowed in C-3 zoning with an approved special exception, he said.

Planning staff recommend the rezoning, noting that it would be compatible with the future land use map that designates the area for community commercial development.

The proposed Sears dealer store would be located on .05-acre at the former Jan’s Floral Shop on Glynn Street. The project would include rehabilitating the current structure and maintaining the current 21 parking spaces. Proposed rehabilitation includes removal of an existing metal awning on the building facade, replacement of existing metal garage doors with storefront glass, and new metal roofing materials that would also hide an existing HVAC system. Beige or off-white paint is planned for the exterior to match the color of the metal roof, planning staff said. Staff also recommended closing the curb cut near North Park Drive.

The proposals will be considered at the commission’s May 22 meeting.
