Fairburn OKs upscale subdivisionMon, 12/05/2005 - 9:24am

It is definitely going to be upscale. A development off Ga. Highway 74 featuring large homes ranging above a half-million dollars got approval from Fairburn council members Monday. The council approved the annexation of 16.02 acres and the rezoning of 22.42 additional acres for the 38.44-acre development, the site of 42 luxury homes ranging from $475,000-$650,000. To be situated on lots one-half acre of larger, the homes will range between 3,500-5,000 square feet. The applicant for the project is Keystone Investment and Realty, Inc. The development is located between White Mill Road and Lake Esther Drive, approximately four miles north of I-85, past the large Durham Lakes residential development and the Renaissance Festival grounds. City Administrator Jim Williams recommended approval of the annexation and rezoning request, citing several benefits to the city. “The project is in accordance with the city’s annexation policy in that it does not increase the planned density of the area and it provides for a project that is not currently available in the city, homes in the $475,000 to $650,000 price range,” Williams said in a Nov. 23 memo. “The project also provides for an important road connection between the property on the northern side of the city and White Mill Road. Without that road connection, the proper development of the remaining area in the city and north of Lake Esther would be very difficult.” Amenities at the development will include a clubhouse and swimming pool, putting green, serenity garden, a large pond and small fishing lake, a small tot-lot for young children and connecting sidewalks. City planning staff recommended approval of the project with three conditions. Those included preservation of the basic concept throughout the process, full implementation of an approved landscaping plan prior to the sale of the first home and the requirement that lots and homes meet or exceed the standards proposed in the application. The measure was approved Nov. 1 by Fairburn’s Planning Commission. The Keystone development is the first of its kind in city limits but not the first in the immediate area. Now under construction just east on White Mill Road is The Lakes at White Mill, with homes starting at $600,000. login to post comments |
