Olde Towne Tyrone builds on Palmetto-Tyrone road

It will be a new look to the landscape along Palmetto-Tyrone Road. Tyrone Planning Commission Thursday voted 3-0 to approve the preliminary plat and site plan for a project that will establish seven commercial buildings on 7.3 acres between Swanson Road and Olde Town Drive.

The proposal by Olde Towne Tyrone showed seven block and masonite buildings, each with a different look, fronting Palmetto-Tyrone Road. Lots No. 2-8 of the proposal included seven buildings of approximately 5,200 square feet. Lots 2-7 are situated on one acre each, with Lot 8 on 1.3 acres.

“This will change the look of Palmetto-Tyrone Road. It will provide a much more aesthetic look than what’s there now,” said Town Manager Barry Amos. “The project meets the downtown overlay look. The buildings have a 50-foot setback and they will have parking in the rear. And the plan has sidewalks even though they were not required.”

Addressing concerns about trash collection, project representative Trent Ratliff said the businesses would use roll-out trash cans rather than dumpsters. Commissioners also asked about the small amount of on-street parking, four spaces per building. Designed for parallel parking, Amos said the spaces were appropriate for the posted speed limit along Palmetto-Tyrone Road.

As conceived, the total project includes nine buildings on 11.64 acres. Lot No. 9 was originally included in the proposal but was later tabled at Ratliff’s request and at Amos’ suggestion. The proposal for Lot No. 9 was premature, Amos said. Lot # 1, on a site nearest to Swanson Road, was not part of the proposal.
