Shopping center near Senoia gets OK from planner

A 10-acre tract on Senoia’s western border is now poised to become the city’s newest shopping center.

Last week, the Coweta County Commission held a public hearing on the site at the intersection of Ga. Highway 16 and Rock House Road. The property is currently zoned Rural Reserve, but the applicant wants to have it rezoned to C-6, Commercial Minor Shopping District and C-8, Heavy Commercial District.

The C-6 portion of the zoning would contain two 11,000 sq.ft office-retail buildings, while the C-8 parcel would feature 12 storage buildings and an office.

Coweta County Planning Director Robert Tolleson recommended approval for four reasons:

• Existing land uses adjacent to the property in Senoia are earmarked for commercial use.

• The zoning districts would not create an isolated zoning district.

• The development would have minimum adverse impact on adjacent properties.

• The property is appropriate for commercial use.

If the County Commission, Tolleson recommended several conditions, including:

• Prohibiting access to Rock House Road.

•Completing the retail buildings before building the storage warehouses.

• Trying to align the entrance to an existing shopping center across Ga. Highway 16.

• Prohibiting restaurants, salons or other high water use projects from the retail buildings.

The County Commission will vote on the rezoning request Dec. 8 at 7 p.m. at the Administrative Complex in Newnan.
