Senoia takes another growth step

A familiar landmark for many drivers on Ga. Highway 85 south will soon be no more.

The Senoia City Council voted unanimously Monday night to approve the first read of an annexation and rezoning for 157 acres on the busy state highway.

Included in the property is a 4.5 acre tract that houses the County Line Tavern. That parcel will be rezoned to General Commercial, and a neighborhood shopping area will be built on the site. The remaining 152 acres will be zoned R-40C-Conservation Subdivision and feature 141 homes.

The property is being developed by Peachtree City’s Chadwick Homes and spokesperson Jerry Peterson said the use for the site fits in with the city’s smart growth strategy.

“The commercial area probably won’t have a grocery store, but little shops like coffee and ice cream places that become public gathering places,” he said.

Council members complimented the developers on obtaining the property rights to the tavern. When the request was first discussed last year, the issue of leaving the tavern was a sticking point to many of the council members.

Mayor Robert Belisle said the developers would also have to do a study to determine if any well sites were on the property and would have to submit a monetary amount to the city for the sites. With water becoming a very precious resource in the region, Belisle wanted to make sure the developers understood how crucial any well sites would be to the city.
