F'ville Council OKs Grady Ave. subdivision

A rezoning request for the proposed Stella’s Place subdivision on Grady Avenue finally won approval from Fayetteville Council members. The Jan. 4 decision came after developers representing Thomas Chandler added increased greenspace and made a change to the street layout.

The council Oct. 19 heard the first reading of a rezoning request for the development on 38.15 acres located at 335 Grady Ave. With a change in zoning from R-30 (Single-Family Residential) to R-22 PUD (Single Family Residential), the plans call for construction of 67 homes of approximately 1,800 square feet each.

Planning and Zoning Director Eldridge Gunn said Jan. 4 the development would lose only one house as a result of the new design. The addition of more trees and greenspace within the subdivision itself improved the proposal, he said.

“The latest layout has considerably more design quality in terms of linkages and greenspace,” Gunn said. “There is greenspace featured prominently once you enter the subdivision and a changed street grid which allows for additional greenspace between homes. The applicant has also kept the common open space and a path trail system at the northeast corner of the project.”

Gunn said the proposed cul-de-sac features help break up a monotonous street design while allowing the necessary space for stormwater runoff detention.

The zoning to the north of the subdivision site is a mixture of O-I, C-2 and R-30 uses. There is R-30 zoning directly to the east of the property. Fayette County Middle School is located across the street to the south.
