Plans to develop 230 townhouse units on 50 acres at Oakley Road and Mall Boulevard came on step closer to reality Dec. 19 when Union City council members gave approval to a rezoning request to transition the area from General Commercial to Town Center Multi-family zoning.

The council approved the request by Oakley Road, LLC for the 50.098-acre undeveloped tract located on the northeast corner of Oakley Road and Mall Boulevard.

The owner said the existing General Commercial zoning would be unrealistic considering the lack of significant traffic on Oakley Road and the physical make-up of the property.

Development plans include a traditional townhouse community with 230 units sized from 1,200 square feet, each outfitted with a one-car garage.

Townhouses are expected to be clustered in three groups, with the majority of residences on the southeast and southwest areas of the property and a smaller number of units along the north side of the tract.

Housing clusters will wrap around a large open space created by the flow of Windham Creek through the center of the property, thus providing a park-like setting, the applicant said.

Council members were told the owner would be willing to donate a portion of the property for use as part of the city’s planned pedestrian-friendly greenway trail throughout portions of the larger Union Station area.

The Union City Planning Commission had unanimously approved the rezoning request at a previous meeting.
