Fayetteville votes to delay decision on Stella Place rezoning until January

The move to develop one of Fayetteville’s last large tracts for residential use was postponed Nov. 2 when a rezoning request for the Stella Place subdivision on Grady Avenue was tabled until January. Fayetteville City Council voted unanimously for the delay.

The rezoning request on the 38.15-acre tract at 335 Grady Avenue was met with questions at the Oct. 19 council meeting. Many on the council suggested that the development present a more “visionary” approach rather than looking like an average subdivision.

Planning and Zoning Director Eldridge Gunn Nov. 2 explained that developer Thomas Chandler had requested the issue be tabled.

“The applicant met with staff about the suggestions from the council,” Gunn said. “They are hiring a land planner for the project and have asked that the request be tabled until January.”

Council members agreed, with Mayor Kenneth Steele complimenting Chandler on the decision.

The council Oct. 19 heard the first reading of a rezoning request for the Stella Place development. Requesting a change in zoning from R-30 (Single-Family Residential) to R-22 PUD (Single Family Residential), the plans call for construction of 68 homes of approximately 1,800 square feet each.

The zoning to the north of the site is a mixture of O-I, C-2 and R-30 uses. There is R-30 zoning directly to the east of the property. Fayette County Middle School is located across the street to the south.
