Half-acre lots eyed for 38 acres in F’ville

Fayetteville City Council Oct. 19 will hear the first reading of a rezoning request for the Stella Place development on 38.15 acres located at 335 Grady Ave.

The request would change present zoning from R-30 (Single-Family Residential) to R-22 PUD (Single Family Residential) and is designed to accommodate 68 homes of approximately 1,800 square feet each. R-22 zoning allows for lot sizes of 22,500 square feet — about a half-acre — compared to R-30 which calls for 30,000 square-foot lots.

The property is located in the Main Street Overlay District. Its proximity to the downtown area will aid in creating the critical mass needed to support downtown investments, Planning and Zoning Director Eldridge Gunn said in an Oct. 6 memo. The city’s future land use plan designates the site for medium density single-family residential development, he said.

The zoning to the north of the site is a mixture of O-I, C-2 and R-30 uses. There is R-30 zoning directly to the east of the property. Fayette County Middle School is located across the street to the south.

Gunn said access to the subdivision will take place from Grady Avenue with ingress and egress to the proposed site designed for the southeast portion of the parcel. The main arterial close to the site would be Ga. Highway 54. The city of Fayetteville will provide water and sewer service to this property.

The rezoning request was approved for recommendation by the Planning and Zoning board in September.

Also at the meeting, council members will consider the adoption of the new land use map and hear the first reading of the new zoning map and the flood plain management and flood damage ordinance.
