Gary Marshall, broker of Assist 2 Sell Buyer & Seller Realty Center in Newnan, recently attended a live, four day intensive real estate boot camp in Atlanta. The event was presented by Lou Brown’s Street Market System.

Brown is a 30 year veteran of the real estate business. Approximately 200 of the most forward thinking real estate investors from across the country attended the event, entitled Millionaire Deal Maker. One of the single most important skills a real estate investor can have is the skill of deal structuring. Since a real estate investor makes their money when they buy, they must know the art and science of deal structuring.

Just a few of the creative ways to structure deals include owner financing, buying the home “subject to” the current mortgage, lease/option, straight option, and agreement for deed or land contract. Students received a checklist with 55 ways to buy a home.

Other concepts learned included profit centers to accelerate cash flow, negotiating techniques, marketing to attract motivated sellers, investment web sites, and various scripts and dialogues.

Students actually brought current deals to the class and were shown how to structure the deal right in class. Students left the event confident and excited to go out and make offers.
