Construction has begun on the first four homes in The Courtyards, an enclave of only 22 courtyard homes in The Villages of LaFayette Park in Fayetteville.

Mark Wood of Wood Properties, whose company is handling sales and marketing of the courtyard homes, said the builder, Southern Communities Development LLC, is currently offering two floor plans, each with two elevations. The four homes underway are examples of each plan and each elevation.

Wood, who is both a broker and an experienced builder himself, said that pre-construction prices on the homes, designed by well known architect Mitch Ginn, are set from $291,900 to $305,000. Noting that the homes contain approximately 2,200 to 2,500 sq. ft. in heated space as well as an outdoor living area, Wood said the courtyard homes have three bedrooms with the master suite downstairs and two bedrooms upstairs and from two and one-half to three and one-half baths. Depending on the plan, such things as a home office and an optional bonus room are available, and all homes have rear loaded garages. Exteriors are of Hardiplank with brick or stone accents, and roofs feature architectural shingles.

Special interior features include 10-ft. ceilings on the main floor and 9-ft. ceilings on the second floor, 8-ft. doors in visible areas of the main floor, granite countertops, lots of hardwood floors, and many other special items, including an abundance of windows overlooking the private courtyard. An on-staff designer is available to assist home buyers with color selections.

A major focus of each home, the courtyard or private outdoor living area, can be customized to include paver stones, planting areas, accent lighting, water features, fire pits, outdoor fireplaces, outdoor kitchens, depending on the desires of the particular home buyer. A gas grill is a standard item in each outdoor area.

Located just a short walk from the historic Fayetteville town square, the award-winning Villages of LaFayette Park mixed use community features homes in a variety of price ranges, a first-rate amenity package, green space and parks as well as commercial and office space.

The community received the Exceptional Merit Award for Development Design in the Expansion of Town Center from the Atlanta Regional Commission and was recognized as the Best Planned Unit Development by the City of Fayetteville.
The 110-acre development is located three blocks west of the Old Courthouse Square in Fayetteville and bordered by Ga. Highway 54 on the south and the Fayette County High School complex on the north.

Homes in the development are being produced by a carefully selected team of builders. In addition to the courtyard homes, housing opportunities include Village homes on the smallest single-family lots, Cottage Homes on slightly larger lots, and Estate Homes on lots of a half-acre or more. An area of thirty townhomes is already sold out.

The community’s amenities package includes a junior Olympic swimming pool with a water mushroom and a trellis area to shade parents while their children splash in the pool, a playground and a community gazebo.

The 2,000-seat Villages Amphitheater, a multi-use venue which hosts nationally know musical acts and local entertainment is on the property. The amphitheater is owned by the Fayetteville Downtown Development Authority and managed by Fayetteville Downtown Tourism Association.

The community is adjacent to Fayette County High School complex, providing some residents a ringside seat for the football and soccer games.
It is already the site of a major hotel, and a commercial area with restaurants, boutiques, coffee shops and a market, all within walking distance, is planned for the future.

A wide brick-paved promenade will lead from the community to the commercial area and downtown Fayetteville. To get to The Villages from Fayetteville’s downtown square, go west on GA. 54. Drive past LaFayette Avenue and turn right into The Villages of LaFayette Park.
