County planners consider Rockwood Rd. industrial park

Integrated Science and Engineering wants to put 15 light industrial lots on 28 acres on the south side of Rockwood Road between Tyrone and Peachtree City.

The property is in an area targeted for eventual annexation by Peachtree City as part of its future Line Creek Village, but is next to an existing industrial park.

Owner Larry Landrum said plans are to sell the property to Guthrie Properties for development, if the county Planning Commission recommends rezoning the land from its current A-R (agricultural-residential) category to M-1 (light industrial), and the County Commission concurs.

The Planning Commission will consider the request Thursday at 7 p.m., with plans to put the item on the agenda for the County Commission May 27 at 7 p.m. Both bodies meet in the commission meeting room, County Administrative Complex, 140 Stonewall Ave., Fayetteville.

Richard Lawrimore's request to change the zoning of an acre from C-H (highway commercial) to M-1 for a storage facility and distribution center also is on the agenda. The property fronts on Denesha Todd Court.

Planning commissioners also will consider proposed changes to the county land use plan in the Ga. Highway 85 north area and on Ga. Highway 54 west around Fayette Community Hospital.

Staff members are recommending no changes in the current Hwy. 54 plan, saying the area is already covered by a special overlay zone allowing office development in any zoning for properties facing the highway, but requiring extra architectural care to make the offices look residential.

For Hwy. 85, only a few changes are recommended, designating several properties for future commercial use instead of the office designation they currently carry.

The properties involved already are in commercial zoning categories and in some cases already have commercial development on them.

Recently adopted special design standards for the area will insure quality, low-intensity commercial development, said chief planner Chris Venice.
