More restaurants, shops on tap for F'ville?

Plans for more stores and restaurants are on the Fayetteville Planning Commission's plate next week.

Commissioners will consider a 12-item agenda during their business meeting Tuesday at 7:30 p.m. at City Hall.

Development plans on the agenda include:

A new Kauffman Tire location in Fayetteville Town Center, the new Kroger shopping center on Ga. Highway 85 south;

A CVS pharmacy at 510 N. Glynn St. The store is slated for land now occupied by Ankle and Foot Center and other offices between Wendy's and Checker's. City Council Monday approved zoning for a new location for Ankle and Foot Center on Jeff Davis Drive.

The pharmacy plan faces problems with a proposed curb cut on Ga. Highway 92. Land for the store wraps around Checker's and has frontage on both highways 85 and 92. The proposed driveway is too close to Checker's, said planning director Jahnee Prince, adding that staff members are working with engineers on the project "to talk about how to make it have less impact."

A Schlotzky's Deli restaurant next to Picadilly at Banks Road and Hwy. 85. In advance of Tuesday's meeting, developer Crown Capital Corp. is working to alter the architecture of the proposed building to satisfy suggestions made by Planning Commission members during last week's work session.

A medical office building for Dr. Stacy Smith at 290 Ga. Highway 314 north. It's in the Clairmont commercial subdivision.

An addition to Bell South's building at 170 S. Glynn St. The firm plans to add equipment to serve Fayetteville's growing population, but no new personnel. Planning commissioners during last week's work session called for additional landscaping for the project.

A communications tower for AT&T at 162 Georgia Ave. West.

Commissioners also will consider changing the zoning of land at Redwine and Price roads from R-40 (residential) to O-I (office-institutional). Church of Christ of Fayette County plans to occupy the space, and was told several years ago that the current zoning was proper, but when church members applied for approval of development plans recently, they found that churches are not allowed in R-40 zoning unless the land faces a major thoroughfare. The rezoning would allow the church to be built

The final decision on the rezoning will be made by City Council. First reading of the zoning change is scheduled for April 5, with the vote at second reading, April 19.

Also on the agenda will be revised preliminary plats for Courtyard at Habersham Park, phase two, and Lakeside on Redwine subdivisions, and a minor variance to allow Lowe's at Hwy. 85 and New Hope Road to be taller than normally allowed.
