Housing density on the city's east side should remain at current levels, the Peachtree City Planning Commission concluded Monday. Homebuilder Bob Adams had sought a rezoning of the 10-acre "Lallande" tract across Ga. Highway 54 from the Publix shopping area to allow a 42-home development in a "GR-5" classification. The area presently is zoned "R-43," requiring a minimum one-acre lot for home building. All surrounding land is zoned R-43, City Planner David Rast said, and the GR-5 classification does allow apartments. The commission turned down Adams' rezoning application in a 3-2 vote with Chairman Julian Campbell and Wes Saunders voting against denial. Adams had said the development would be aimed at upper-income empty nesters, with 1,800-3,200 square foot homes selling for $180,000-$300,000. "I like the homes," said commissioner Geraldine Holt, "but I'm concerned about the density." The area would have had to be connected to the city's sewer system by running a line to the intersection of Hwy. 54 and Walt Banks Road, and cart path connection plans were not complete. Additional concerns about the property involved water runoff from the development onto surrounding large lots with homes that are served by septic tanks, Rast said. The commission's recommendation not to rezone goes to City Council for final vote. The commission also approved a revised conceptual site plan for Panasonic's expansion, which changed from 18,000 square feet to 36,000 square feet; approved initial plans for Flat Creek Crossing subdivision, and approved a concept plat for Kedron Office Park at Ga. Highway 74 and Peachtree Parkway.
