Wieland Homes seeks zoning change for 47-home Bernhard Rd. subdivision

A planned 40-home John Wieland subdivision at Bernhard and Redwine roads will be on the agenda as the Fayette County Planning Commission gathers for its first meeting of 1999 tomorrow.

The commission meets at 7 p.m. at the County Administrative Complex.

Wieland will be asking for a change in zoning category from A-R (agricultural-residential) to R-45, a category that allows single-family homes of at least 2,100 square feet on lots of at least one acre. A 77.47-acre tract owned by E. A. Brown is targeted for the project.

But Dan Fields, Wieland's agent, said the company is willing to stipulate that the homes will be at least 2,500 square feet in size. And after discussing the project with representatives of surrounding neighborhoods, the company reduced the number of lots in its plan from 47 to 40, said Fields, who lives in Wood Creek, a Wieland subdivision across Redwine Road from the proposed neighborhood.

The subdivision will be treated as an additional phase of Wood Creek, he added. "Architectural styles will be primarily two-story traditional," said Fields, "and will be similar to homes in Wood Creek."

Residents have expressed concern that homes will be of lower value than those in surrounding areas, but Fields said that won't be the case. "It's our intent not to build lower priced homes but to continue the success that we have enjoyed in Wood Creek," he said.

Also on the agenda:

Michael and Teresa Holman's request to rezone 17.23 acres from A-R to R-80, a category allowing single family homes of at least 2,500 square feet on at least three acres. Agent David Byers plans to develop four homes on McBride Road.

A telecommunications tower request. C.R. Ivey is requesting a change in zoning from R-70 residential to A-R for 5.03 acres on Sandy Creek Road.

Henry and Barbara Dickerson's request to rezone 3.95 acres on Woolsey Creek Trail from A-R to R-70 to build a single home on the land. A-R requires a minimum of five acres.

The Dickersons also are asking that the lot be added to lot 13 of the Woolsey Woods subdivision, making a total of 6.15 acres.

A revised plat for Jeff Davis Plantation phase four. The same plan was rejected by county commissioners in December. (See related story)
