Clairmont styled with seniors needs in mind
Visitors to Clairmont, the new Fayetteville community for citizens age 55 or older,
will sense a feeling of both Southern hospitality and nostalgia as they traverse streets
named Biltmore Drive, Clairmont Court, and
Winecoff Drive.
Not only are the streets named for historically significant hotels in Atlanta, but the
14 different house plans offered in the community bear the names of famed local
hotels, including The Ansley, The Biltmore, The Dinkler, The Georgian, The Kimball,
The Marquis, and The Piedmont.
Lee-Rea Company, LLC, named the community, streets and homes after these
historic structures, and the model home showcases
the history of each of these old Atlanta hotels.
Michael Faulkner, who is a partner with Barbara Pearson in the development
company, points out that there's more to Clairmont than nostalgia.
"We feel we have achieved a sense of uniqueness in our development of
Clairmont," siad Faulkner. "Most of the other
developments offered for this age group consist of cluster communities with extremely small
lots. In Clairmont, half of our homesites are a
half acre in size and the others are one-quarter
acre. All of our homes are brick and virtually
maintenance free."
The community, located off Ga. Highway 314, will hace 48 homes priced from
the $150,000s. Each home is classically designed with special features such as vaulted and
treyed ceilings and generous open floor plans, and they demonstrate a touch of charm
throughout with Victorian-styled columns, extensiv
crown moldings, sunrooms and many other options to choose from.
The one feature the developers of Clairmont are most proud of is that all floor plans
are handicapped friendly.
"In today's marker," Faulkner said,"we
have found there is a vast demand for this type of housing."
Each home is designed with oversized doorways, large hallways and
wider-than-usual closet doors. With just a few minor
alterations, any of the plans can be converted to
accomodate those with special needs. Clairmont
conforms to the Housing for Older Persons Act of
1995 which specifies that at least one member of
the household be 55 years of age or older.
All homes in the community have sodded lawns as well as a standard landscape
package. A monthly association fee entitles each
homeowner to lawn maintenance, semi-annual cleaning of gutters, and upkeep of all common
areas within the community.
Each home has a standard security system and extra exterior lighting. The
community has street lamps, architectural mailboxes,
sidewalks on both sides of the streets, and underground utilities. A three-plus acre nature
common area with floral trails, pavilion, and on-half acre pond will provide a peaceful
retreat for residents.
Lee-Rae Company is also developing a five acre office/retail site at the entrance to
the community. Plans are for the complex to include medical offices compatible to the
needs of the Clairmont residents.
Clairmont features two premium builders, Brad Humber Homes and Joe Miller Homes.
"They are both high quality hands-on builders, and they have developed good
relationships with all of our homeowners,"
said Faulkner, who is also the broker for Joyce Faulkner and Associates, Inc., the firm
marketing the homes.
Both builders are Fayette County natives and graduates of Fayette County High
School. Humber has operated his business for 14
years, building custom homes in Fayette and Coweta counties for most that time. Miller has
been producing custom homes in the Fayette and Coweta area with his present company for
the past fve years. Prior to that, he was with bob Dixon Homes for six and a half years.
At the present time, the builders have
closed on 24 lots, and seven homes are already completed and occupied. Eight presold homes
and four specs are currently under construction.
Clairmont is being marketed exclusively by Joyce Faulkner and Associates. The
on-sire sales agents for the community are Sherry Amos and Karen Bennett. Amos has been
in real estate for 12 years, marketing new construction, land and resale homes in Fayette
and South Fulton counties, and she has already passed the million dollar level in sales
this year. Bennett has been in real estate for
three years, selling and marketing homes in
Fayette County and surrounding areas.
The model home at Clairmont is open Saturdays through Thursdays from 1-5 p.m.
