F'ville condo complex approved

A condominium complex off Knight Way, near Ga. Highway 54 east, could be under construction as soon as next week.

Fayetteville's Planning Commission last week approved Alex Thompson's development plans for a 68-unit complex after learning that neighbors are satisfied with the plan.

"This is an example of a neighborhood and a developer working together to come up with a solution," said commission Chairman Bill Talley. "This is good."

Thompson's plan includes 30-foot buffers and a privacy fence on the development side of the buffers, and the developer will plant trees along the front of the complex facing Weatherly Walk.

Plans also call for small colonial style street lights designed to be less bothersome to nearby homes than larger street lights or flood lights would be. Construction can begin as soon as ten days after development plans are approved. The ten days are up this Friday.

In other recent action, the Planning Commission:

Approved revisions to the Burch Office Park made necessary by the Georgia Department of Transportation's denial of a curb cut. The office complex includes a large lot designated for a bank on the corner of Burch Road and Ga. Highway 54, but DOT denied a second curb cut on 54 for the bank.

Plans had to be redrawn with a new street connecting the bank with a curb cut farther east, reducing the size of one lot to make room for the street.

Approved revised plans for a dentist's office at Burch Office Park. The office was moved to a different lot to make room for the newly designed connector street.

Approved plans for a 5,625-sq. ft. building in the East Fayette Industrial Park. The building is just like the one next door, said planners.

Tabled plans for a Valvoline oil change facility on Ga. Highway 314. The plan will require a special exception to zoning ordinances, but the company had not yet applied for the special exception. The commission will consider the development plans and special exception at the same time.

Approved a variance for a house at 110 Oak Court for Jim Dutton Homes. Jim Dutton said he will build a 1,900-sq. ft. house worth $141,000 on the lot, but can't fit it in without a reduction of the from setback from 45 feet to 37 feet.

Commissioners approved the variance but attached a requirement that Dutton build the exact house proposed for the lot.

Approved a Wachovia drive-up ATM for Fayette Pavilion.

Tabled development plans for a Lowe's shopping center on Ga. Highway 85 next to Banks Crossing Shopping Center. Developers need more time to present detailed plans for the center.
