Bad Links? | Loft/retail mix OKd for Lexington CircleBy JOHN MUNFORD Peachtree City will take on a slightly more urban feel in the near future with development of a mixed-use project near McIntosh High School. The Lexington Lofts and Shops at the Fountains will include two commercial buildings, one of which will have loft-style apartments on the second and third floors, according to developer Jeff Pittman of Piedmont Capital Partners in Roswell. The site features two courtyards and two fountains to enhance the aesthetics. The two retail buildings, one 6,000 sq. ft. and the other 13,000 sq. ft., will be located right off Lexington Circle. The lofts will be located immediately off Walt Banks Road, across the street from Holy Trinity Catholic Church. Because of its proximity to McIntosh High School and the church, none of the businesses locating to the property will be able to serve alcohol, which will limit the types of restaurants that can be sought for the site, Pittman said. It is possible that one restaurant may wish to have outdoor seating in one of the courtyards, Pittman said. The concept plan for the site was approved by the Peachtree City Planning Commission Monday night. The lofts will vary between 900 and 1,200 sq. ft. each, with some having just one bedroom and others two. The standard loft will have suspended lighting and an unfinished ceiling, but a finished ceiling will be available as an option, Pittman said. A separate parking lot for the loft residents will be on the first floor of the loft building, and it will have an electronic access system so the spaces can only be used by loft residents, Pittman said. The development must meet the design standards established for the Lexington Circle development, noted CIty Planner David Rast. Planning Commissioners Marty Mullin and Theo Scott said the plan was much improved from the concept plan that was discussed in a workshop several weeks ago. |
