Callaway community becomes second-home oasisIn 1948, Cason and Virginia Callaway had a dream to create a beautiful oasis of gardens, trails, lakes, and private residences near their home at Pine Mountain. As the land began to take shape, the Callaways focused their considerable energies on the natural and recreational aspects of the vision. Now, more than 50 years later, Cousins Properties Incorporated (NYSE: CUZ), has partnered with Callaway Gardens to help make the residential plan a reality. Cousins Properties, one of the nations leading developers of distinctive real estate projects, has created Longleaf at Callaway, an intimate, 75-acre community within Callaway Gardens. Upon completion, the community will be home to 138 families. Residents will enjoy the tranquil, natural setting, along with all the amenities of the world-famous resort right next door. When plans for Longleaf first began, Cousins worked with leading horticulturists, environmental experts and architects to create a community with an emphasis on the Callaway legacy of land stewardship. They also had Cason Callaways original plan for the community on from which to draw. Because of the lands rich heritage, we knew this community had to be designed to perfectly complement Callaway Gardens commitment to nature and the environment, said Bruce Smith, president of Cousins Land Division. It was also really exciting to look at those plans and know we are fulfilling part of Cason and Virginia Callaways vision. Longleaf offers residents a backyard unlike any other. Included in home ownership is access to Callaway Gardens and all that it has to offer. In addition, residents also enjoy Longleafs free-form swimming pool, walking trails, playground and seven-acre nature preserve. Initially, Cousins set aside more than 30 percent of the community as open space, greenbelts and natural areas, but wanted to take it even a step further. Now, Longleaf is one of only five Georgia communities that are part of the pilot EarthCraft Community program, a new facet of EarthCraft House green building certification. The EarthCraft Community guidelines are designed to protect the environment and enhance the quality of life for residents. The program addresses a number of environmental and economic issues, including water quality and conservation, energy and materials consumption, and greenspace preservation-making it a perfect fit for Longleaf. Built exclusively by Pine Mountain Builders, homes at Longleaf are priced from the high $200s and are designed to be unobtrusive, blending in with the natural environment. Each home is an EarthCraft house, and each home is designed with 360-degree architecture, so that the back of the house is just as attractive as the front. Instead of streets lined with mailboxes, Cousins has built an old fashioned post office at the center of the community. The community post office is more than just a place to pick up mail, said Dan Camp, senior vice president of Development at Cousins. Each day you can see residents gathering there to check their mail, chat with one another and catch up on the days activities. Much like the visitors to Callaway Gardens, Longleaf is made up of residents from across the country, some from as far away as New Jersey and Michigan. Many homebuyers are purchasing second homes at Longleaf, but it is not just a second home community. Howard and Mary Busbee have made Callaway Gardens their family vacation destination for the past 30 years and are now residents of Longleaf. We associated so many great family memories with Callaway, said Howard Busbee. By purchasing a home at Longleaf, we get to enjoy the Callaway Gardens lifestyle every day of the year in a unique setting worthy of the Callaway name. Now, our children and grandchildren from throughout the United States have a place to carry on the Callaway tradition. The Longleaf experience is truly resonating with homebuyers, said Camp. As a result, more than half the community is already sold. Longleafs three designer model homes offer prospective homebuyers tangible evidence of the communitys uniqueness. The model homes and sales center are open daily. For more information, call (706) 663-5000 or visit www.LongleafAtCallaway.com.
