Bad Links? | Company helping to renovate Fairburn homesBy BEN NELMS Opal Brown and Brenda Frazier have spent the past five years purchasing and rehabilitating run down houses. As a result, BO Property Investments, Inc. says it helps provide better living accommodations for renters and income for investors while upgrading neighborhoods. Their latest project is located at 126 Clayton Street in Fairburn. Rehab at the residence is complete, the investor is in place and a Section 8 tenant has been identified. Brown and Frazier presented the results of their first endeavor in South Fulton to Fairburn council members July 25 at the request of council member Frankie Arnold. Already in the works is another Fairburn house set for rehab. Located at 149 Bay Street, Frazier said rehab for the next South Fulton project is expected to begin in the next few weeks. Current plans include identifying other properties in the Fairburn, Palmetto and Union City areas, Frazier said. Now in business for over five years, Brown said BO has rehabbed 30-35 houses in the metro Atlanta area. BO President Opal Brown said the company was conceived with the idea that all families deserve a chance to live in suitable housing. Families deserve to reside in suitable neighborhoods regardless of income limitations, she said. And we supply these kinds of houses to families that qualify, Brown said. This makes good on our primary goal to make a positive difference in the lives of others. Brown said her company identifies potential property in need of rehabilitation. BO contacts the owner to determine if purchasing the property is possible. If the owner wants to sell, BO performs a rehab assessment at no cost to the owner. The seller has no expense other than pro-rated taxes, Brown said. Brown added that BO assists investors in purchasing vacant residential lots for construction of new homes as rental property. Describing the property acquisition and rehab process, Frazier said BOs Acquisition and Sales Division focuses primarily on acquiring real estate at below market prices and wholesaling the properties to investors that make needed repairs for use as rental properties. BOs Management Division is available to screen tenants and manage rental properties. The Rehab, Renovation and Maintenance Division brings properties up to standard and handles services from pest control to lawncare, she said. |
