Bad Links? | More development slated for Hwy. 74By BEN NELMS Development plans along the east side of Ga. Highway 74 at Milam Road in Fairburn continue to move forward. The most recent move came with the July 11 approval of a rezoning request of a one-acre tract between Bank of Georgia and The Bedford School. Fairburn council members approved the rezoning from R-1 Residential to C-2 Commercial contingent on the developer meeting four standard conditions. The property has 239 feet of road frontage on Milam Road. Rezoning will provide for contiguous zoning with the adjacent properties, City Administrator Jim Williams told the council. Other recent development decisions include the rezoning of 10.41 acres on the east side of Hwy. 74 just south of Milam Road. The property is bordered on the north by Bank of Georgia and on the south by Kaiser Chiropractic. Property agent Tom Seller said the site might be divided into three or four parcels with the largest of those situated toward the rear, or the easternmost section, of the property. He said retail businesses are the goal for the development. Also in the immediate Milam Road area, the council earlier this year approved the rezoning of 19.87 acres on the northeast corner of Hwy. 74 and Milam Road. The March 28 move changed the classification from AG Agricultural to C-2 Commercial. H & W Properties representative David Harris told the council the development would be a Class A retail facility. The conceptual site plan showed the property divided into four parcels. The largest parcel, 14.4 acres, is situated along Milam Road. It would contain a proposed 60,000 square-foot big box retail business with approximately 24,300 square feet of other retail spaces attached, Harris said. The conceptual site plan included parking for more than 500 vehicles. Harris told council members that three additional outparcels, ranging from 1.2 to 1.6 acres in size, were being considered at the site. Two of the outparcels would front Hwy. 74 while the third would be situated to the east, near the retail space adjacent to the big box site. The outparcels might be developed as commercial retail centers or as free-standing commercial facilities such as restaurants, banks or other businesses, depending on market conditions, he said. Other developments are proceeding further up Hwy. 74 just south of I-85. These include two tracts totaling 28.7 acres just south of I-85 on the west side of Hwy. 74. The council recently granted approval to developer Simmons Vedder for the rezoning of the two tracts from M-1 Industrial to C-2 Commercial. A 9.02-acre tract is situated on the northwest side of the intersection behind the Wendys restaurant. The other tract, consisting of 19.68 acres, is located on the southwest side of the intersection, directly across Oakley Industrial behind the RaceTrac service station. Long range plans for the property is for commercial development. Currently under construction on property adjacent to the 9.02-acre tract is the corporate office for a Wendys franchiser. Across Hwy. 74 behind McDonalds, in unincorporated Fulton County, construction of the 60-unit Country Inn is underway. Immediately to the south on Hwy. 74 is the site of a planned Zaxbys Restaurant and, two blocks further south on Hwy. 74, is the site of the 60-unit Wingate Inn. |
