What is the top marketing mistake most home sellers make? Here are three choices to the above question and you pick the most correct answer. All three are good answers, but you can only pick one. 1. Pricing your home incorrectly. 2. Not preparing your home for sale correctly. 3. Not marketing and advertising enough. So, which one did you pick? Again, they are all important, but the correct answer is pricing your home incorrectly. According to Gary Marshall, broker at Assist 2 Sell Buyer & Seller Realty Center in Peachtree City, after 27 years of selling real estate, he has found that without a doubt, price is the key to selling your home fast and for top dollar. You dont want to underprice your home and leave money on the table, yet you dont want to overprice your home and scare the buyers away. So, if you picked answer number one, you were right. Answer number two was not preparing your home for sale correctly. Here are my thoughts on answer number two. If a home is in bad condition and needs repair, it can still sell. Its all relative. If you lower the price enough, someone will still buy it even if its in bad shape. It all goes back to price. Price is king. Here are my thoughts on answer number three, which deals with marketing and advertising. More marketing and advertising on an overpriced home will just let more people know its overpriced. No amount of marketing and advertising will sell an overpriced home. It has to be priced correctly.
