Bad Links? | Tyrone council OKs Maple Shade zoningBy LEE WILLIAMS The Town of Tyrone will soon grow a little larger after council members voted last week to approve a request to rezone 11.53 acres of old farm land to make way for the final phase of a residential subdivision with minimum one-acre lots dubbed Maple Shade. The first phase is located in Peachtree City. The second phase, which is located in Tyrone, includes 50 homes. The third phase, which also is in Tyrone, is expected to have nine or 10 homes. All homes will have an average selling price of $350,000, officials say. A public hearing was held 7 p.m. June 16 at Town Hall. No one spoke against the proposal. However, everyone except for Councilwoman Lyn Redwood put their unanimous support behind the program. Redwood asked questions, but did not give a clear reason during the meeting why she did not support the project. Ronnie Adams owns the property located at 557 Senoia Rd. Chad Floyd of Woodland Preserve petitioned the Tyrone Town Council for a rezoning on the owners behalf. The property, which houses an old farm and a residential structure, was zoned AR or agricultural land, which requires minimum three-acre lots, and R-42, which allows minimum residential one-acre lots and a minimum house size of 1,200-square feet. However, Floyd said he wanted the property rezoned to R-48, which will allow minimum one acre lots and a minimum house size of 1,800-square feet. Woodland proponents said the rezoning would not create a burden on roads, schools and transportation, and the subdivision would benefit the community. The property development will have one-acre zoning and will meet or exceed the requirements for home size for R-48 zoning, Woodland Preserve officials said. Additionally, the homes will have architectural design and detailing consistent with higher-priced homes in the area and will have a market value that matches or exceeds that of the surrounding properties. The subdivision will use septic systems for waste disposal, officials say. No one spoke out against the proposal when it was brought before the Tyrone Planning Commission on May 26. The proposal passed unanimously with several conditions including a 50-foot greenbelt off of Senoia Road installed, utilities placed underground and the easement removed. Town staff also approved the idea. The future land use map identifies this area for conservation residential development, council staff said. The adjoining property has been developed as one-acre residential. Before rezoning, the zoning called for single-family residential on either three-acre lots or one-acre lots if one-half of the property is left undeveloped, council staff said. This property could be developed as currently zoned into three-acre minimum lots, staff said. However access to this development is off the Maple Shade entrance road and one-acre lots will be included in the second phase of the project, officials said. |
