More commercial development headed for Pavilion area?By JOHN MUNFORD
More retail could be headed to the area of Fayette Pavilion if a proposed rezoning is approved by the Fayetteville City Council. The plan for The Promenade includes commercial zoning on the 10 acres of the property fronting Ga. Highway 85, with the rest of the tract zoned the current business park designation for office and warehouse uses. The undeveloped tract is just north of the Pavilion and south of Southland Home Furnishings. The developer wants to have two retail shops, two restaurants and a bank on the commercial end of the parcel. Before than can happen, the city council must approve the rezoning. That could be a tough sell. In a recent council meeting, Mayor Ken Steele noted that some officials think the city has too much land already zoned for commercial use and too many vacant buildings in commercial zoning districts. The rezoning proposal was heard by the Fayetteville Planning and Zoning Commission at its regular meeting Tuesday and could be voted on at its Oct. 26 meeting. The commission will also reconsider a revamped plan for office and commercial development at the corner of Ga. Highway 54 and Grady Avenue. The applicant is now seeking a rezoning from R-30 single family residential to C-1 downtown commercial. The plan includes three retail buildings and two office buildings. Apparently eliminated from the proposal is the previous concept of lofts for a residential use. The elevations for the property have been changed in accordance with comments from the citys Art and Architecture Advisory Committee. The citys future land use map for the site calls for office use. Staff is recommending approval of the new rezoning application, partially because the current land uses in the area are a mix of retail and office uses.
