Commission tables development proposalBy JOHN MUNFORD
A mixed-use proposal for the intersection of Ga. Highway 54 and Grady Avenue was tabled by the Fayetteville Planning and Zoning Commission Tuesday night. The land, currently zoned for single family residential use, would require a zoning for Planned Community District. The proposal for The Shops at Highway 54 West includes two retail buildings totalling 27,000 sq. ft. One of them would have residential space on the second floor. Also, the plan includes two 6,000 sq. ft. office buildings. City staff are recommending denial of the rezoning because the plan doesnt include enough open space as required by city ordinance for the zoning that is sought. It was also noted that the plan is not designed with pedestrians in mind. In other business, the commission approved a preliminary plat for the Bellemeade subdivision, which is newly annexed property at the intersection of Hawn and Old Senoia roads. The subdivision is on a tract of 98.38 acres and is zoned R-40 PUD. It includes 88 lots on smaller sizes than normally allowed so the developer can provide more open space; in this case, the subdivision has 36.48 acres of open space incorporated into the plan. A park with a paved jogging trail that will be deeded to the city is also included in the development plan. The subdivision is located across Redwine Road from the Kiwanis baseball fields.
