Commercial rezoning may be denied by Fville commissionDoesnt meet open space requirements By JOHN MUNFORD
A rezoning that would allow a retail and office complex for a 5.2 acre residential tract at the corner of Ga. Highway 54 and Grady Avenue isnt likely to pass muster. Fayetteville planning staffers are recommending the rezoning be denied because it doesnt meet all the requirements for a planned unit district (PUD), which is the zoning sought by the applicant. Specifically, the plans dont meet the minimum required 20 percent of open space. The plans also have parking and drive-through facilities in the front, which is a no-no in the Main Street zoning district. The plan for the site also includes residential units on the second floor of the four buildings. Two of the buildings would be commercial (27,000 sq. ft.) and two would be for office use (12,000 sq. ft.). The future land use for the property calls for office use, not retail. The plan will be considered by the citys planning and zoning commission at its meeting Tuesday, Sept. 28. At a special called meeting Tuesday, the commission approved a 17,500 sq. ft. retail building that will be off Ga. Highway 54 West near Fayette Medical Center. The building is an outparcel to a site that was approved earlier this year with an Ingles grocery store as the anchor retailer. Since then, Ingles decided not to locate to the site, city officials said. The property is zoned C-3 for highway commercial and the building will front on Hwy. 54. At the called meeting, the commission also approved a 16,000 sq. ft. expansion for Rising Star Montessori School, located at 440 East Lanier Ave. The addition will attach to the rear of the existing building and be used for classroom space, with an enclosed porch and cross corridor.
