Three subdivisions up for debate at P&Z meetingBy JOHN MUNFORD Three proposed subdivisions Êtwo of which will require rezonings will be considered by the Fayetteville Planning and Zoning Commission at its regular meeting Tuesday night. The largest subdivision, Brookview, is a 41-acre tract across from Cleveland Elementary School along Lester Road. The developer is seeking to build 38 single-family lots with 10.68 acres left as open space, including a 6.35 acre natural park with a soft walking path. City staff have recommended approval of the rezoning since it is in line with the future land use plan for the area. In a memo to the commission, city planner Eldridge Gunn noted staff has concerns about drainage problems in the area and have made the developer aware of those concerns. The current zoning designation for the property and the requested rezoning, from R-70 to R-40, are both considered low density, Gunn noted. The commission will also consider a request to build 14 homes on 8.39 acres on Grady Avenue ext to Beauregard Court and the Medford Manor subdivision. This property also needs a rezoning, from R-30 to R-22. Staff is recommending approval of the rezoning since it follows the call on the future land use plan for medium density residential use. It is not yet clear what the open space will be for the property, but one of three existing homes on the property would remain. The smallest subdivision of the three, Lester Woods, would be for three houses on 3.28 acres off White Road. The subdivision will be adjacent to the Heaton Lakes subdivision. The applicant needs a variance to the requirement that each lot of a subdivision abut a public street; instead an access drive is proposed that would be designed specifically so fire trucks could get in and out of the subdivision if necessary.
