Annexation recommended for gas stationPlan: demolish and rebuild structure By JOHN MUNFORD
Fayettevilles Planning and Zoning Commission is recommending the annexation of a gas station just outside the city limits that might be demolished and rebuilt from scratch. The Flash Foods at the intersection of Ga. Highway 54 west and Gingercake Road is currently experiencing problems with its septic system and thus wants to use the citys sewer system, officials said. Sewer is not available to land located in unincorporated Fayette County. The final decision on whether or not to rezone the property is up to the Fayetteville City Council. The planning and zoning commission voted to recommend the annexation at its meeting Tuesday night. The .692-acre tract would include a small lot behind the building which is actually in the city limits; that lot would be used for open space. The project will also require a variance to reduce the citys highway corridor buffer from 30 feet to five feet. It will require a rezoning from C-1, downtown commercial, to C-3, highway commercial. The commission also recommended approval for a rezoning for a a 5.15-acre tract on West Lanier Avenue that is currently zoned partly commercial and part residential. The parcel, located just west of the BP gas station, was actually rezoned entirely commercial by the city council back in 1982, but it wasnt until recently that the error was caught, officials said. The rezoning wasnt indicated on subsequent updates of the citys land use map. There is no new development proposed for the property at this time, officials noted.
