Fayette getting new medical building Last week, Group VI Corporation celebrated the groundbreaking of a new class A medical office building adjacent to the Fayette Community Hospital on Ga. Highway 54 west in Fayetteville. Group VI has already begun preparing the site for the building and will complete the facility in early fall 2004. The three-story class A office building will consist of 64,000 sq.ft. of medical office space. The building will be a steel structure with a brick exterior and reflective glass and will compliment the design and color scheme of the hospital. The five-acre site, located on the north side of Hwy. 54, will have direct access to the highway and will also be accessible via an internal roadway serving the hospital campus. The site, because it is adjacent to and surrounded by the hospital property, is considered part of the hospitals medical campus. There will be cross easements for automobile and pedestrian traffic to maximize access between the hospital and the new building. This is a major benefit for leasing the subject property because most physicians prefer the direct access to the hospital. The site also has nearly 600 of frontage along Hwy. 54 with excellent visibility. There will be approximately 290 parking spaces for a parking ratio of 4.5 spaces for every 1,000 square feet of space. The property is located within the city limits of Fayetteville. Tenants include Southern Crescent Womens Healthcare, Georgia Cancer Treatment Center, and Fayette Community Hospital. There are several excellent spaces remaining in sizes from 2,000 to 20,000 square feet of contiguous space.
