Council tweaks zoning ordinanceBy MONROE

Several amendments to Fayetteville's zoning ordinance were approved last week at the regular City Council meeting. In R-40 zoning districts (one-acre lots), the minimum house footprint size the amount of space on the ground floor was reduced from 1,500 to 1,200 square feet, although the overall house size minimum was increased from 2,000 to 2,300 square feet. This applies both in an out of the city's Main Street District. In the Medical Office Zoning District, one-acre lots are now permitted within 3,000 feet of Fayette Community Hospital or Fayette Medical Clinic. Also, the city is allowing single-family and multifamily housing for senior citizens by special exception in the M-O zoning. In other business, a rezoning request for the proposed Villas at Gingercake was heard and slightly altered. The developers had requested a townhome planned-unit-development zoning for the 17.5-acre site, but the council approved M-O zoning, which city staff said was a good fit for that location. The vote was 4-1, with Walt White voting no. A rezoning request concerning the Travis House in the downtown area was approved unanimously. City staff recommended C-1, noting that this was an excellent opportunity to bring in a prospective tenant who had agreed to give the historic house the extensive overhaul it needs. A second building will also be constructed on the property, but the developer told the council that the original house would be restored first. An appeal from McAlister's Deli at Ga. Highway 314 and Creekwood Trail, concerning conditions set down by the city's Planning and Zoning Commission for an eight-foot wall behind the building, was withdrawn at the applicant's request.
