Planners eye expansion of Whitewater

A slightly revised plan to add 127.5 acres to the Whitewater Creek community will be presented to the Fayette County Planning Commission Thursday.

Plans for the addition have been scaled down from 63 homes to 60. Members of the Whitewater Creek Homeowners Association recently voted their support of the addition.

Clayton Gilley of Cypress Development and Becky Moore of Integrated Science and Engineering presented tentative plans last month to get commissioners' reaction before firming up the plans.

Planning Commission members didn't have a problem with adding to the community, but suggested not only scaling back the plan but also varying the sizes of lots.

Under the plan, about 50 acres would be devoted to green space and flood plain, but as originally drawn, it wasn't fully in keeping with the concept envisioned by the zoning category that owner Robert Brooks is asking for Planned Unit Development.

Gilley and Moore presented plans showing the homes arranged like most subdivisions, but surrounded by green space. Plans included adding the acreage to Whitewater Creek's existing PUD. The PUD designation allows developers to build on smaller individual lots but requires them to show creativity in designing neighborhoods that make use of green space, amenities and varied lot sizes.

Plans also are for homeowners in the new section to be members of the Whitewater Creek Country Club.

Commission member Jim Graw said the developers should reduce the number of homes and vary the lot sizes, and possibly include a recreation area devoted to the new area.

The commission will meet at 7 p.m. Thursday at the County Administrative Complex, 140 Stonewall Ave., Fayetteville. The public is invited and public comment will be accepted on all rezoning proposals.

In addition to the Whitewater request, on the agenda will be:

Mukut Gupta's request for a change from A-R, which requires five-acre building lots, to R-72, which requires two-acre lots, for 40.5 acres on Old Senoia Road.

Gupta plans to build 18 homes.

A request from 3D Properties to rezone 8.1 acres on Ga. Highway 54 west from A-R to O-I (office-institutional) to allow a medical office.

Lynn Fedor's request for O-I zoning on three quarters of an acre on Hwy. 54 east at Plantation Drive. Fedor hopes to develop an insurance/financial planning office.
