Holly Grove Rd. area focus of Planning Commission

Traffic concerns on the southern end of Peachtree City will be among the topics discussed at Monday night's Planning Commission meeting, as an established subdivision grapples with what its residents believe could be some problems brought about by a proposed development nearby.

Developers have approached the commission with their plans for the Black property on Ga. Highway 74. Their proposal for a 250-home subdivision on some 136 acres includes the construction of an extension of Holly Grove Road to connect with the highway.

That move, along with the paving of Holly Grove Church Road, could substantially increase traffic and cause a speeding problem for residents of The Preserve subdivision, a neighborhood of 85 homes between Robinson Road and Redwine Road, according to residents of The Preserve.

A representative of The Preserve spoke briefly at the last Planning Commission meeting, presenting a plan that the residents would like to see considered for the Robinson Road entrance of their neighborhood. That proposal would have a right-in, right-out access and prevent motorists from speeding straight across Robinson Road into the subdivision.

The Planning Commission decided to conduct a workshop at the upcoming meeting just to look at this proposal. The commission would have to officially approve the design of the Robinson Road entrance as well as any other special traffic-calming features of the road, city staff said.

The proposed development of the Black property saw several changes from its first presentation to the Planning Commission, addressing concerns of the commission about the lack of amenities and tree save areas and traffic considerations on the highway.

The updated plan shown last week had about 43 acres in the residential area reserved as open space, according to a spokesperson for the developers. An amenities area was also added, and plans for construction include building on the lots one at a time.

A portion of the property along the highway on both sides is being set aside for possible commercial development. That has not yet been addressed and is not a part of the Planning Commission's consideration of this project.
