Density is the problem with Bob Adams Homes' plan to put 100 homes on 20 acres at Beauregard Boulevard and Grady Avenue, Fayetteville City Council members told company president Bob Adams Monday night. "As it's presently constituted, I don't thing it's going to go," said mayor pro tempore Kenneth Steele, who chaired the council meeting Monday. Mayor Mike Wheat was out of town. Other city governments consider five units to the acre to be medium density development, Adams told the council, but Steele replied, "I don't think we would want to use New York City's definition of medium density, or Fulton County's either." Council tabled Adams' rezoning request until its April 5 meeting, to give Adams time to talk with owners of the property about scaling down the project. Adams plans a subdivision for seniors, with small lots geared to empty-nesters. Council directed city staff to prepare a report showing how many housing units in the city already are targeted to those 55 and older, and telling occupancy rates and other data on those projects. The report is due no later than March 31.
