Fayetteville to consider office complex

A new medical/professional park just east of Fayette Community Hospital will be on the way if the Fayetteville City Council approves Hayes Development company's annexation and rezoning request Monday.

Council will discuss six rezoning or annexation requests during its work session tonight at 7 p.m. and take action Monday during its regular business session, also at 7 p.m. at City Hall.

Hayes is proposing two medical office buildings, each about 9,200 square feet, and a bank on 3.9 acres fronting on Ga. Highway 54 and is requesting that the city annex the property and change its zoning category from R-70 residential to O&I (office and institutional).

In previous meetings council members said they liked Hayes' plan, but asked him to look into ways they can link access to the office buildings with that of adjoining parcels, to cut down on the number of driveways on Hwy. 54.

Council also will consider Tim Trammell's request to change the zoning of a parcel across from Habersham Courtyard subdivision from C-2 (commercial) to R-THC, a residential category allowing townhouses. The developer originally proposed two duplexes and one triplex for the property, and the city Planning Commission recommended denial of the request.

Council members last week asked Trammell to consider putting single-family, detached homes on the property, because it is directly across the street from a subdivision of single-family homes.

John and Mary Ronas' request for O&I zoning for their burned-out home next to First Baptist Church also is on the agenda, along with Prince of Peace Lutheran Church's request to rezone its property to O&I for its planned expansion.

W. H. Calloway is asking that his parcel on Ga. Highway 314 be annexed into the city to correct an oversight in an earlier mass annexation. Calloway is asking for R-40 zoning, offering no plan for development of the land, but council members last week said they don't want to approve the annexation unless they know how the property is to be used.

In other business tonight and Monday:

Council will consider a proposed county-wide comprehensive solid waste management plan. The plan, which calls for cooperative effort in handling garbage disposal, is expected to be approved by Fayette County and local city governments, then sent to the federal Department of Community Affairs for review.

Edgefield Baptist Church will ask council to consider helping solve drainage problems the church is experiencing.

Joseph Sams School will ask for a waiver of impact fees the city charges for new construction. The school is a non-profit organization.
