After a request by Pathway Communities to exclude a parcel on Commerce Drive from the ban on multifamily rezonings, the Peachtree City Council plans to consider rewording its multifamily housing moratorium to speed up requests from those who claim they are damaged by the moratorium. The city and Pathway have been discussing the parcel, now zoned for commercial use, for several months, but the moratorium took effect in early November. Pathway's vice president of planning, Jerry Peterson, said in a letter to the city that the project "does not seem to fall under the purpose or findings of the moratorium." City Attorney Jim Webb told the council that with the present wording of the moratorium ordinance, anyone who feels "severely damaged" by the ban has to go through two complete processes one to request a lifting of the moratorium for a specific project, and then another to consider the project itself. He said a rewording would involve a "threshold decision" on the part of the council to agree to look at lifting the moratorium for specific projects when requested. Council asked that Webb submit a draft of the suggested wording at the Jan. 7 meeting. Peterson's letter to the city says that Grand Court Development is proposing to develop an assisted living facility on 4.88 acres at the end of Commerce Drive North. With both commercial and residential areas nearby, Peterson said, the assisted living facility would be a good transition between the two.
