New subdivision passes first hurdle

Senoia's Planning Commission took the first steps last week in ushering into the city one of the area's most upscale subdivision.

Planning commission chairman Jack Merrick said the board unanimously approved developer Gene King's conceptual site plan for an 18-lot subdivision on 22 acres on Rockhouse Road.

The commission added conditions to the site plan calling for higher than normal curbing, side entry garages and fencing and greenbelt around the development's retention pond.

The site plan is now forwarded to the Senoia City Council for discussion at this Monday's meeting at 7 p.m. at Town Hall.

In evaluating King's plans, Merrick said he was very impressed.

"He really did his homework on this project," he said.

In earlier talks about the subdivision, King indicated he wanted a small recreation area for the subdivision's children. But since the planning commission is stipulating a more expensive curbing system, Merrick said King plans to leave the play area as just a greenbelt area and not install any playground equipment.

The subdivision will feature homes in the $120s and architectural elements that will make the subdivision an asset to the community, Merrick added.

Once the city evaluates and approves the conceptual site plan, King will then have to furnish a more detailed plan that will allow city officials a better look at the style of homes.

In other planning commission news, Merrick said he expects the commission to wind up their nearly yearlong work on the city's future land use map and zoning ordinances within the next two months.

The city has extended its moratorium until Jan. 31 on new commercial and residential development and Merrick believes everything will be completed in time to lift the moratorium at the end of January.
