The city of Senoia will take the first step next week in deciding whether a new upscale subdivision will become part of the city's landscape.

On Tuesday's night, the city's planning commission will evaluate the conceptual site plan of local developer Gene King. King wants to build a subdivision on Rock House road and has been waiting for the last few months while the commission has been reworking the city's future land use map.

Planning Commission chairman Jack Merrick expects his group to send a recommendation to the city council on Tuesday night. The council will make the final decision on King's plans.

King wants to create a neighborhood of homes priced in the $120s on the city's western border. The subdivision would feature different home styles, along with a recreational area that King has pledged to spend at least $10,000 to build.

Earlier this year, the council implemented a moratorium on any new residential or commercial development in the city until the planning commission finished its job of evaluating the city's land use map and zoning categories. The moratorium was set to be lifted in July, but the commission extended it until October.

The moratorium was extended again until January and King appeared before the city council in September to try and figure out a way he could get a preliminary approval on the project, so he would not have to wait until the beginning of next work to start the approval process.

The council allowed King to submit his preliminary site plan to the planning commission and Merrick said the commission should be able to render a decision on the project without losing too much time on finishing their other charges.

He expects the commission to finish looking at the zoning categories and deliver a report to the council by the end of the year.

Tuesday's meeting starts at 7 p.m. at City Hall and the public is encouraged to attend.
