Office cluster slated for 54 at Corinth Rd.

Plans for an office complex on 4.76 acres near the intersection of Ga. Highway 54 east and Corinth Road are moving forward now that the Board of Commissioners has approved zoning for the project.

H. Brian Jackson plans to build four office buildings on the site, which wraps around a commercial site (also owned by Jackson) at the corner. The commercial parcel is slated for a convenience store.

But zoning administrator Kathy Zeitler said Jackson may have to settle for three buildings rather than four, or reconfigure the project presented in his preliminary plat.

The plat shows one of the buildings fronting on Corinth Road, but there is not enough road frontage to allow that, said Zeitler.

As a condition of the zoning, the buildings are required to have a residential appearance similar to the special design requirements the commission has imposed on the Hwy. 54 corridor west of Fayetteville.

Commissioners approved the zoning 4-0 with Commissioner Scott Burrell abstaining. Burrell has been a partner with Jackson in past real estate deals. Commissioner Glen Gosa disclosed that Jackson has contributed to his election campaigns in the past, but said he would not abstain.

In other recent zoning action, the commission:

Approved Charles Edward Jefferson's request to change the zoning of 5.96 acres from A-R (a residential category requiring a minimum of five-acres per dwelling) to R-45, which allows lots as small as one acre.

Neighbors objected that Jefferson's plan to divide the parcel into three lots might increase flooding and traffic problems, but commissioners said the owner will have to deal with any drainage problems his property creates for others.

As a condition of the zoning, commissioners required that the three homes share two driveways to reduce the traffic problem as well.

Approved a change in zoning for Mary Butler's 1.8 acres from L-B (limited business, a category no longer in use) to O-I (office-institutional). The action was considered "housecleaning," because the lot was inadvertently left out of a blanket rezoning when the county did away with the L-B category recently.

Tabled James Randal Holt's request to revise the recorded plat for Lakeview Estates. Holt wants to remove one lot from the subdivision and change its zoning to O-I for future office development, but he asked that the item be tabled.
