Land use plan review progressing

It may be November or later before revisions to five areas of Fayette County's land use plan will be ready for consideration by members of the Planning Commission.

Staff members are still in the process of gathering information, said Chris Venice, director of planning.

Once that's done, commission members will discuss the plan revisions with staff, and then the revisions will be presented to the full Planning Commission for public hearings and discussion.

The Board of Commissioners recently directed the Planning Commission to review five aspects of the plan:

The hospital area. The group will discuss the location and scale of future commercial, office and residential development.

The Fayette Pavilion area, with discussion centering on the location and scale of future development.

Environmental concerns. The group will discuss water quality including pollution, septic systems and erosion control, and flooding including storm water management, flood plains and open space, and erosion/sediment control.

Southern Fayette County. The group will study development around Lake Horton, review current agricultural/estate districts, and study the areas around Ga. Highway 85, the 85 Connector, Ga. Highway 74 and Starr's Mill.

Text of the land use plan. The planning department will study the plan's categories, density ranges and formulas with input from the Planning Commission and private citizens. Review of the plan is expected to take as long as a year.

Meanwhile, the department may be plunged into another labor-intensive project at any time.

The U.S. Census Bureau will give county planning staffs a chance to correct and update the address list it uses when it sends out year 2000 census documents to every household in the county. But the staff will have just 90 days to check information on 50,000 properties in the county, Venice said.
