First buyers moving in at The MeadowsThe first eight sales, including three homes which have already been occupied by the homeowners, have been recorded in The Meadows, a neighborhood in the first phase of The Villages of Huntcliff in Hogansville. The Huntcliff community, on U.S. Highway 29 within walking distance of Hogansvilles historic downtown business district, will ultimately have approximately 600 homes. This is the first swim/tennis community in the Hogansville area. Building the homes in The Meadows is Premium Builders Inc. of Fayetteville, which is headed by Tom Bloom. Premium Builders has begun construction on the first section of 30 homes, which currently are priced from $109,000 to $127,000. Wendell Staley, manager of United Realty Groups New Home Sales Division, which is representing Premium Builders in the community, said that there are many reasons for homebuyers to purchase there. Staley is certainly in a position to know this, as he is a Hogansville native who previously was in business there and served as president of the Hogansville Chamber of Commerce (now the Hogansville/Troup County Chamber of Commerce). He was also president of the Hogansville Kiwanis Club, and while in that position, he designed and led the effort to build the War Monument project in downtown Hogansville. The monument honors veterans of World War I, World War II, Korea and Vietnam and contains the names of those who lost their lives in the line of duty. Staley said that in addition to the swim/tennis and other amenities, The Villages of Huntcliff represents great value at this price range and will have special appeal to seniors and young couples. He also noted that the communitys location is a real plus. Its in a charming small town setting not far from the interstate highway (I-85). The community itself is a short walk from a local grocery store, and its also about 20 minutes from major shopping, entertainment and dining facilities in Newnan and less than 15 minutes from LaGrange, another city ideal for family outings. The homes and buildings housing the amenities in the community are designed to reflect the local appeal of Hogansville, a historic town with a number of beautiful antebellum homes. Premium Builders is offering six different plans, five ranch designs and one two-story, in The Meadows. All of the plans have three bedrooms, two baths, porches, and rear entry garages off an alley. The homes contain a long list of standard features (according to the plan), including tray and vaulted ceilings, custom cabinetry, an electric range, a microwave over the range, a dishwasher, a stainless steel sink, and many energy-saving features. On the exterior are a patio or deck, designed landscaping with sodded front yards, a sprinkler system in the yard, maintenance free vinyl siding and soffit, and a fiberglass shingled roof. The builder is currently contributing toward closing costs, and the preferred lender is Matt Frady of Wachovia. Community amenities other than swim and tennis include a decorative brick entrance with a long winding sidewalk into the community, decorative streetlights, sidewalks along interior residential streets, a pool house, and a pavilion and activities area. The community is served by city water and sewer, and there are protective covenants and a homeowners association. United Realty Group was founded in Newnan in November 2002 by five top producing Realtors with different sales backgrounds. The partners, who include Scott Shefelton, Eric Edge, Laura Crockwell, Craig Hemrick and Craig Jackson, said they have combined their ideas that they knew to be successful, and they are focused on implementing fresh new approaches that will keep the company on the cutting edge of service. Staley said that since its inception, the company has continued to add new agents almost weekly, and he explained that the owners have worked to provide its Realtors with the tools needed to offer exceptional service to customers.
