Bad Links? | Planners OK 8-home subdivision in KedronBy JOHN MUNFORD A new eight-lot subdivision off Greenwood Lane in the Kedron area of Peachtree City has been green-lighted conceptually by the Peachtree City Planning Commission. Seven of the parcels are zoned R-43, allowing one-acre minimum lots and the other one, at 3.5 acres, is zoned Estate Residential. Four of the seven smaller lots will border Greenwood Lane, with the remaining four further off the road. Two separate driveways will be used for the Greenwood Oaks subdivision, and the developer hopes to keep an existing house and pool thats already on one of the proposed lots. The developer, Richard Simms, is proposing to move the property line of the three small lots bordering the 3.5-acre tract back about 30 feet, but that led to a question that couldnt be immediately answered. Although the property line would be moved, the zoning for that sliver of property would remain the same, so exactly where would the setback lines for the smaller parcels be calculated from: the property line or the line of the zoning lot? Although the setbacks are the same for both ER and R-43 zoning districts, the question would come into play when someone on the R-43 lots decides to build an accessory structure. The commission met in a workshop format to provide input on a concept plan for a bike shop in the Georgian Park area. The store would be located at the new entrance for the third phase of the Kedron Village retail center, which includes a Target store. The driveway location proposed on site plan drawings might create a difficulty if traffic backs up on the access road, it was noted. Also, Commission Chairman Dennis Payton said a one-way road planned between the rear and front of the building was not needed. A representative of the developer said the one-way road would be used so a truck could move bikes from a downstairs storage area into the main showroom. Payton said all impervious surface needed to be scrutinized more, given the problems that have cropped up with recent rainstorms and related flooding issues.
