Bad Links? | Sun City Sandy Creek has 10-to-12-year build-out timelineBy JOHN THOMPSON The project is anticipated to be developed over a 10- to 12-year time frame. At present the following phasing is planned but may be adjusted, depending on market conditions. Phase I contains the lower southeast portion of the site from the hospital complex to the flood-plain of Sandy Creek and its primary unnamed tributary. Phase II includes the developable property west of the Oglethorpe Power easement. Phase III consists of the balance of the main tract. Phase IV is the same as the Eastern Tract (Sandy Creek at Hood Road). Phase V is synonymous with the Northern Tract (Sandy Creek at Tillman Road). 2005-2007: Establishment of an on-site project-only tree nursery in previously cultivated fields of the eastern and northern tracts. These will serve to acclimatize trees to the site prior to installation elsewhere within the site and will allow remaining trees to be well established by the time of eastern and northern tract development. Installation of extensive landscape improvements along Ga. Highway 54 frontage. Design, permitting, and construction with landscape improvements of the lower portion of the Fayetteville Bypass from Hwy. 54 to Sandy Creek and Sandy Creek Parkway from the bypass to a temporary terminus at the Amenity Center. This work may include a signal and left turn lane within the bypass at the parkway and will include project signage/monumentation adjacent to Hwy. 54 and the bypass. These improvements would be open to public use in conjunction with the concurrent completion of the amenity center, golf clubhouse and model homes. Design, permitting and development of initial stages of waste water collection and treatment infrastructure for the project. Design and construction of the amenity center site, golf course and supporting buildings. Construction of multi-use trail improvements within Phase I. Development of the first subdivision villages and construction of the initial homes to include the model homes site adjacent to the Clubhouse Amenity center. 2008-2009: Continuation of development, construction and sales of additional residential units within Phase I. Construction of the bridge to Phase II and extension of the parkway and Phase II loop road to include looping of the waterline from Flat Creek Trail to Hwy. 54 and construction of emergency access crash gate. No permanent access proposed to Flat Creek Trail. Extensive landscape improvements along Flat Creek Trail. Development of additional home sites (and home construction) with extension of multi-use trail system within Phase II. 2010-2011: Continuation of development, construction and sales of additional residential units within Phases I and II. Construction of the parkways crossing over Sandy Creek into Phase III. Extension of the parkway, and related water and wastewater improvements to its northeastern connection with Sandy Creek Road across from the eastern tract. Landscaping improvements to Sandy Creek Road frontage and second entrance monumentation. Development of additional home sites (and home construction) with extension of multi-use trail system within Phase III. 2012-2015: Continuation of development, construction and sales of additional residential units within Phases II and III. Extension of water and sewer infrastructure into the eastern tract. Landscape improvements along Hood Road. Development of home sites (and home construction) with extension of multi-use trail system into the eastern tract with possible signal, if and when justified by warrants. No access proposed to Hood Road. Construction of the northern parkway spur to Sandy Creek Road to include a four-way intersection with the northern tract and possible signal, if and when justified by warrants. Extension of water and sewer infrastructure into the northern tract. Development of home sites (and home construction) with extension of multi-use trail system into the northern tract. Landscape improvements along Tillman Road. No access proposed to Tillman Road. |
