Bad Links? | New gas station coming By BEN NELMS With its car wash relocated out of the setback along Ga. Highway 74 south, the conceptual site plan for a new gas station in south Peachtree City has finally gained approval of the citys Planning Commission. The last time the Omni Fuels plan came before the commission, the car wash was located within the setback area protected against development by city ordinance. The plan was voted down unanimously after developer Mike Hyde insisted on a vote; staff said the plan couldnt be approved without a variance from the City Council in hand. The new plan was approved Monday night 3-1, with commissioner Rex Green the sole vote in opposition. Other changes included the addition of a landscaped area within the area adjacent to the gasoline canopy, elimination of the pass-thru lane adjacent to the truck fueling center and the addition of pervious pavement within the front walkway adjacent to the building. Weve decided to take off the table anything that caused us a problem concerning a variance, said Don Cobb, the engineer responsible for the design. Weve compacted the site a little more, and moved the car wash out of the setback along SR 74. In doing so we did lose a couple of parking spaces and we made an enhancement to the north of the main pump island to soften the area up. The gas station will have a right-in, right-out access to Hwy. 74 and another entrance/exit onto TDK Boulevard that will lead directly to the separate gas pumps for tractor-trailers. Cobb said the changes to the plan were in response to concerns expressed by city planning staff. He added that the eight conditions on the plan suggested by staff were largely agreeable. |
