Smithfield going to Phase IIIJerry Ballard Homes is preparing to open Phase III of Smithfield Estates, the companys 69-home single family residential community in Henry County. With work beginning on the third phase, which has 21 homesites, the final unsold homes are being marketed in Phase I, which only has two homes remaining for sale, and Phase II, with 17 available homes and lots. Some of the homes in both Phase II and Phase III back up to a creek, and basement homesites are available. The community, which has homesites sized from three-quarters of an acre to one acre, has homes priced from the mid $180,000s to the low $200,000s. Smithfield Estates, located on East Lake Road, which runs off Hwy. 155, is within walking distance of Union Grove High and Middle Schools, and East Lake Elementary School. The development, which has underground utilities, backs up to a scenic pasture where alpaca llamas graze. Jerry Ballard Homes is introducing four new plans in the new phase, which will feature traditional ranch designs and some of the latest designs on the market which includes homes with a cottage-type look, some with simulated shake accents. The builder has a choice of over a dozen plans to select from. All of the homes exteriors are maintenance free and are constructed with a mixture of brick and/or stone with vinyl siding, with many of the homes built with four sides brick. A majority of the three- to five-bedroom homes have finished bonus rooms, and large number have side entry garages. Interior features include two-piece crown moulding in the breakfast room and kitchen, picture moulding in the dining room, tray ceiling in the master bedroom, vaulted ceilings in the great rooms, smooth ceilings throughout, ceramic tile in bathrooms, marble surrounds on the fireplace, Maytag kitchen appliances, garage door opener,and security system package. Home in the newer phases have the option for a leaded glass front door, and all homes are covered by a 10-year structural warranty.
