American Land Mart to affiliate with Bullard

American Land Mart, one of the East Metro area’s largest independent real estate brokerages, has joined the Coldwell Banker network through an affiliation with Coldwell Banker Bullard Realty.

ALM, which specializes in the marketing of new home subdivisions for developers in the East Metro area, will strengthen its position and services through the affiliation with the Coldwell Banker network and the Bullard organization.

In turn, Coldwell Banker Bullard Realty, which entered the Rockdale County market a week ago with the purchase of Coldwell Banker Gerri Murphy Realty’s Conyers office, has further strengthened its presence in the county with the acquisition of American Land Mart.

Under terms of the transaction, which was announced Jan. 6 to the staffs of both ALM and the Bullard organization, American Land Mart’s former owner, Alton Housworth, will have an ongoing role in what will now be known as Coldwell Banker American Land Mart.

With the latest purchase, the Coldwell Banker Bullard organization, the largest Coldwell Banker franchise in Georgia, will expand to eight offices and will exceed its goal of 300 agents companywide by early in 2004.

American Land Mart, which has been an independent real estate company handling the sales and marketing of numerous subdivisions in the East Metro area, will remain at 889 Commerce Dr. (Suite A) in Conyers. Housworth, who has been in real estate since 1978, incorporated American Land Mart in 1986. He has been involved in real estate development for 14 years in addition to operating American Land Mart. Coldwell Banker American Land Mart will assume responsibility for ALM’s present listings, including the marketing of Housworth’s developments. In addition to continuing to develop subdivisions, Housworth will assist the new management of ALM.

Housworth, who will keep his office in the Coldwell Banker American Land Mart location, said he will continue having his real estate license with Coldwell Banker ALM. “I want to keep working in land and commercial real estate, as well as assist in the future growth of ALM through the Coldwell Banker relationship,” he noted.

Housworth said he decided to sell American Land Mart because “I was 71 on Christmas Day, and I wanted to slow down somewhat and not have the responsibility of a real estate brokerage on a day-to-day basis.” He added, “My health is good, and my wife’s health is good, and we also want more time to travel and enjoy family activities. We will celebrate our 50th wedding anniversary in April.”

In selecting Coldwell Banker Bullard Realty as the purchaser of ALM, Housworth said he was pleased with the way the Coldwell Banker organization does things. “While they have assured me that they don’t anticipate making any drastic changes, both the overall Coldwell Banker network and the Bullard organization have the expertise to make things go smoothly. The association with Coldwell Banker will add more sales to the company and will offer many additional services to the company, its agents and its customers,” he explained. “I expect the company to improve and grow, and it will have the experience and the expanded services to sell homes better and faster.”

Rick Schlosser, who has been director of Coldwell Banker Bullard’s Builder Services Division, will be the broker both for the Coldwell Banker American Land Mart office and for the Conyers/Rockdale County office of Coldwell Banker Bullard Realty. He began his real estate career in Boston more than 25 years ago, then came to the Atlanta area in 1977 as sales and marketing manager for Rivermont, an Equitable Life Assurance-owned country club community in North Fulton County. More recently, he has headed sales and marketing for Peachtree City Marketing Group and Peachtree City Development Corp., working in the Peachtree City market for 11 years, and he served as vice president of sales and marketing for Eagle’s Landing Country Club in Henry County.
