SummerGrove looking at possible expansion

SummerGrove is already big, but it could be getting bigger in a way.

Pathway Communities is taking the initial necessary steps to increase the potential number of homes from 2,500 to 3,000 in the Newnan community, a Pathway spokesperson said last week. This type of action requires revision of Pathway's DRI application for SummerGrove, which is considered a "development of regional impact" because of its size. As such, approval for the increase must be given by various regional organizations in addition to the appropriate municipal bodies in Newnan and Coweta County.

Despite the possible increase in the number of homes, the overall acreage will stay the same, according to the Pathway spokesperson. If approved, many of the added homes would be on golf course lots and a third amenity site would be built.

There is no application currently before the Newnan City Council, a city spokesperson said last week. The DRI is still under review by the Georgia Regional Transportation Authority and the Chattahoochee Flint Regional Development Center, and the city is waiting on feedback from those agencies.

As of June 5, 114 home sales had been recorded in SummerGrove during 2003 at an average price of about $190,000. According to Pathway, SummerGrove is one of the top three or four developments in the metro Atlanta area as far as the number of sales the past couple of years.

Pathway representatives give several reasons for this popularity. First is the wide variety of available product homes from $130,000 to more than $700,000, along with townhomes, amenity areas, and other features that make the community appealing to a wide audience.

Home styles are also diverse, with turn-of-the-century, ranch, two-story brick, and many other available depending upon the homeowner's individual taste.
