Unnamed hotel chain locating to Villages project

The first piece of the commercial portion of Fayetteville's first mixed-use project will be a 77-room hotel.

The name of the hotel franchise that will locate at The Villages at LaFayette cannot be released yet, developer Bob Rolader told the city's Planning and Zoning Commission last week.

The hotel will be located on a two-acre site on the "square" created by the main entry into the development off Ga. Highway 54. It will also access LaFayette Avenue, which becomes Tiger Trail as it runs by Fayette County High School.

Rolader said the site design is in accordance with the master plan developed for the property that has been approved by the city.

"We understand the parameters of the standards we need to meet," Rolader said.

The hotel will not include a conference center but there is potential for such an amenity to be added later, Rolader said.

"The city is ready for one more hotel, but not a conference center yet," Rolader said.

The entry to LaFayette Avenue can be moved further away from Hwy. 54 to create more room for stacking if desired, Rolader said.

Commissioner Derryll Anderson suggested the city consider erecting a traffic signal at the intersection of LaFayette and Hwy. 54 because of heavy traffic to and from the high school.

After the meeting, Rolader said he was unsure of the time frame for construction of the hotel.

The hotel must be designed so all rooms are accessed from an interior lobby, according to guidelines from the development agreement. The hotel also cannot be designed, operated or marketed as an extended-stay facility.

The commission took no action on the preliminary plat for the hotel that was submitted because the matter was discussed during the commission's monthly workshop session.
