Fayetteville P&Z hears commercial requests

Action on several commercial projects was taken by the Fayetteville Planning and Zoning Commission at last week's regular monthly meeting.

Development plans were approved for Wendy's restaurant at 520 North Glynn Street. Plans call for a second drive-through window at the eatery, which was recently rezoned and given a special exception for that purpose. A variance was also granted for a reduction in required parking spaces from 36 to 29, and another requested variance was deemed unnecessary after it was determined that impervious surface guidelines were already met.

Also approved were development plans for a new commercial building on a parcel of phase 4B of the Fayette Pavilion shopping center. The proposed 10,325 sq. ft. building will house a Ted's Montana Grill, Moe's Southwest Grill and two other tenants not yet determined.

In other business:

Development plans for a proposed 3,800 sq. ft. commercial building at 105 Commerce Circle were approved.

Development plans for the renovation of an existing building at 195 North Jeff Davis Drive were tabled after concerns were raised that the roof materials were not compliant with Main Street guidelines concerning historic accuracy. The applicant is reviewing other possible materials and may have to resubmit the plans to the Architecture Committee if changes are made to the roofing and elevations.

A proposed amendment to the M-1 Zoning Ordinance Light Manufacturing District and M-2 Zoning Ordinance Heavy Manufacturing District to allow firing ranges was removed from the agenda due to other forthcoming changes in the Zoning Ordinance.

A population/housing chapters update for the city was tabled after staff reported that an additional work session was needed to discuss the issue further.

A special exception request for Hampton Inn at Fayette Promenade was withdrawn by the applicant and no action was taken.
