Fairburn gives green light to new subdivision

Fairburn officials gave the go-ahead Monday night for a new subdivision in the community.

The City Council agreed with the stipulations the Planning Commission imposed on Burt Clark's proposed Woodland Hills development.

Clark had submitted the final plat for the 30.82 acre Woodland Hills subdivision featuring 25 single-family residential lots.

The property located between lot 25 and the outparcel was intended as a lot, but due to the detention pond on that lot developers agreed it would not be buildable and eliminated the lot and dedicated the property as open space to the city.

Street lighting shall be installed at each street intersection and at an interval not exceeding 400 feet at no cost to the city prior to the release of the first certificate of occupancy.

In addition, Park Village and Village Green at Fairburn proposal is to develop 152 single-family detached units. All lots will be a minimum of 6,000 square feet, with a minimum house size of 1,800 square feet. Public water and sanitary sewer is available to the development and will be served with underground electrical power.

Areas proposed for green space, open space or recreation areas should be reasonably accessible to all residents. Preservation of green and open space areas indicated on the preliminary plat will either be dedicated to the city or maintained in perpetuity by the homeowners association or non-profit organization formed for the purpose of owning and preserving green space.

The commission also recommended that protective covenants and an architectural control committee be established; access to the development be via two entrances on Campbellton-Fairburn Road; and a landscape plan to be reviewed by the Planning Commission.

The commission also recommended an emergency access easement connecting Park Village to Village Green. Village Green Drive and Village Court shall be looped to provide a continuous road. Construction plans shall comply with the 2000 Standard Fire Code Regulations.

This property is located on Campbellton-Fairburn Road at the northwestern city limits near Coweta Road.
